I’ve seen many licensed real estate agents and beginners invest without experience and end up struggling instead. These days, YouTube videos sometimes create fear by framing everything as a scam. This book helped me gain the knowledge to prevent problems, from basic theory to legal issues. Although it’s extensive, you can study just the sections you need, which was very helpful.
Kim Tae-geon: Practical Real Estate Brokerage Practice 4: Land Compensation Practice
I often hear practitioners say, “Practical work matters; why do you need theory?” This may seem all the more true in land expropriation compensation. In general, however, whether you are a practitioner or a scholar, you need both theory and practice to become a master in your field. Theory without practical knowledge is empty, but practice without theory is blind. In other words, theory and practice are inseparable if you want to reach the highest level. Real estate (land) public law and land compensation practice are complementary, like two halves of a whole, and studying them together multiplies their value. However, because real estate public law is complex and extensive, the limits of a book’s length make it impossible to cover fully the legal nature of permits, licenses, and patents; their transfer and succession and resulting effects; administrative appeals and litigation; and Supreme Court and Constitutional Court precedents. I therefore had no choice but to discuss these subjects in the land compensation practice volume. I urge readers to keep this in mind and study the practical application of both real estate public law and land expropriation compensation together. Despite how complementary the two fields are, there has not yet been a practical guide to compensation practice in the real estate brokerage industry. This appears to be the first such book by the author. Only by studying compensation practice at the same time can you become a true expert in land law. I wrote this book with those points in mind, aiming to maximize its usefulness. It presents precise legal grounds and contains a wealth of encyclopedic information.
